CPN : Central Pattana unveils ‘A Future-Led Ecosystem’ vision to accelerate nationwide mega-scale developments, building districts, shaping cities and propelling Thailand’s future with a THB 110 billion investment plan.

At its 2026 annual press conference, the company unveiled its vision of a “Future-Led Ecosystem,” alongside landmark masterplans for mega-scale projects in Bangkok, Chiang Mai, Phuket and Khon Kaen. Central Pattana also outlined its continued ambition to elevate Bangkok and Thailand onto the global stage, supported by further expansion across its real estate portfolio, including offices, hotels and residential developments, all demonstrating sustained growth.

Beginning in Bangkok, we have developed the city through a strategic ring, covering every corner of the capital. We have established interconnected lifestyle destinations and economic networks, anchored by the Super Core CBD—comprising centralwOrld, Central Embassy and Central Park—a new global landmark connecting Chidlom, Ratchaprasong, Silom and Rama IV, with plans to extend towards Rama I to further strengthen Bangkok’s position as a global magnet.

At the same time, we are expanding into emerging districts such as Rama 9 and Ladprao–Phahonyothin, while transforming northern Bangkok through the development of the largest future city we have ever undertaken.”

Mega-Scale Urban Transformation Projects — Expanding CBDs Across Bangkok

1.The mega-scale “City of the Future” project represents a major transformation of northern Bangkok, guided by the concept of a “Future Vision of Urban Living.” Located in the Rangsit area, it is the largest development ever undertaken by Central Pattana and the Central Group.

The project spans 750 rai of land, with direct access to Phahonyothin Road, the Tollway and the M6 Motorway (Bang Pa-in to Korat), and is well connected to the SRT Red Line (Rangsit–Thammasat). It is also situated near leading educational institutions, including Thammasat University, Bangkok University and Rangsit University.

Designed to elevate quality of life while redefining the future of urban living, the project is grounded in the principles of global livable cities. Its urban planning approach incorporates four key pillars:

  • Nature-Integrated Living: expansive green spaces and public areas that promote wellbeing and longevity
  • Multi-Generational Living: inclusive infrastructure and universal design supporting all age groups
  • Sustainable Living: environmentally responsible systems and efficient urban management
  • Walkable & Connected Living: a truly walkable environment that reduces vehicle dependency and pollution, designed as an open city for all, while serving as a dynamic economic and lifestyle hub, anchored by a super-regional mall that will generate significant employment opportunities

2.The Central GR9 mixed-use project — a “Future District” set to elevate the Rama 9 area into a leading CBD of the future.

Central GR9 spans 73 rai, with a total gross building area (GBA) of 1.1 million sq m. The development integrates Central Rama 9 shopping centre with three office buildings—G Tower, R House (formerly Unilever House) and The Ninth Tower—forming a central hub for business, lifestyle and economic activity.

In the first phase, the retail component of Central Rama 9 will be transformed and expanded, with a phased reopening beginning in early 2028. Subsequent phases will introduce residential developments and additional amenities, further shaping Rama 9 into a fully integrated “Future District” that seamlessly connects all aspects of urban life.

3.The Central District — a major collaboration to redefine Ladprao–Phahonyothin as a unified urban ecosystem

Central Pattana is undertaking a large-scale collaboration to transform the Ladprao–Phahonyothin area into “The Central District.” Central Ladprao will be transformed alongside the development of The Central Phahonyothin, creating a unified ecosystem that enhances the district’s economic potential.

Together, the two projects span 96 rai, with a combined gross building area (GBA) of 770,000 sq m—comparable in scale to centralwOrld.

The Central – The Flagship of the Future will become one of Bangkok’s largest and most advanced retail complexes, bringing together flagship stores and new retail experiences, while Central Ladprao will continue to leverage its strong and affluent customer base.

New mixed-use developments opening in mid-2026

  • Central Northville – A major transformation of the existing site into the largest mixed-use development in the heart of Nonthaburi, spanning 59 rai with a GBA of 210,000 sq m. The project comprises a shopping centre and the PHYLL condominium—Thailand’s first residential project to integrate a biophilic design concept, blending nature with indoor–outdoor living for all generations. The retail component is scheduled to open in July 2026 and will feature highlights including D-Sports Stadium, the largest Japanese-style indoor sports and gaming centre in Thailand; the largest Fitness First in Nonthaburi; a new-format Pilates studio; and a curated food destination featuring brands such as Solsot, Katsu Midori, Momo Paradise, Shabu Baru, Saemaeul, Eat Am Are, CHAGEE and SF Cinema.
  • Central Khon Kaen Campus – Reflecting the vision that quality of life extends beyond Bangkok, Central Pattana’s second project in Khon Kaen is a mixed-use development spanning 30 rai with a GBA of 62,000 sq m. The project integrates a shopping centre, a 33-storey PHYLL condominium and the first GO! Hotel in northeastern Thailand. Located near Khon Kaen University and Srinagarind Hospital, it is designed as an inclusive destination featuring the city’s first indoor garden and a dedicated “Intellectual Exchange and Creative Community” space for younger generations. Scheduled to open on 20 May 2026, the project will feature attractions including Xventure, a new active-play concept; Jetts Fitness, the province’s first 24-hour fitness centre; restaurants such as Shabu Baru (first in Khon Kaen) and Pasta Ama; alongside fashion and lifestyle brands including Adidas Kids, Cath Kidston, Daddy & The Muscle, Matchbox, KIS, Freak, Anta, Journal and SUNNIES, as well as local favourites such as From Scratch, Kin Matcha, Long Pizza, Luca, Matchong Matcha, Sei Scoop and Trinity.

Landmark masterplans in eastern Bangkok and key tourism destinations

  • The New Central Bangna – A 50-rai mixed-use redevelopment with a GBA of 300,000 sq m, integrating retail, offices and residential components. Building on the success of ESCENT Bangna, the project will further expand residential offerings adjacent to the shopping centre.

Data from The1 indicates that Central Bangna ranks among the top-performing centres, with over 85% of customers comprising affluent families, reflected in strong purchasing power, brand loyalty and sustained engagement—even during renovation.

The transformation is scheduled for completion in Q4 2026, introducing new brands across food, fashion and lifestyle, including SUSHIRO, SOLSOT, YONNY, CRUMBS, NEO RAMEN, Victoria’s Secret, Bath & Body Works, DARKS, SUNNIES WORLD, and Thailand’s first standalone “NO Brand” store at Tops Central Bangna.

  • Central Chiangmai Airport – Undergoing its most significant transformation in 30 years, the project is being repositioned as a mixed-use lifestyle destination integrating retail, tourism, convention and lifestyle spaces. The development spans 130 rai, with a GBA of 173,000 sq m.

The project has attracted leading brands including MUJI (flagship store, the largest in northern Thailand) and HarborLand, alongside popular dining brands such as CHAGEE, Sushiro, Bearhouse, Boost Juice, Gaga, Koi Thé, MIXUE, Naisnow, Potato Corner and The Baristro.

It also introduces “Chantaros,” a Thai restaurant under the Michelin-recognised Ekachan brand, and “Saneh Thai Cuisine,” a Michelin-listed halal restaurant from Chiang Mai. Fashion and sports brands include Uniqlo, Adidas, Nike and PUMA, alongside beauty brands such as BEAUTRIUM and JUNG SAEM MOOL, as well as curated tourist zones including Hug Thai, Hug Craft and Good Goods.

  • Central Phuket – A major expansion and new masterplan spanning 110 rai, with a GBA of 500,000 sq.m., positioning Central Phuket as one of the world’s leading luxury destinations outside Bangkok. Designed as a new downtown district, the project integrates luxury retail, hospitality, residential and cultural experiences, reinforcing Phuket’s role as a global coastal city while driving long-term economic growth and job creation.
